What is covered
Four layers of cover, one document
You receive the warranty document at handover with your project file, including the flood test photographs and stamped engineering where it applies.
Workmanship, 3 years
Anything our crews built or installed, from framing and tile to trim, paint and cabinetry, from the date of substantial completion.
Shower waterproofing, 5 years
Every shower we build is flood tested for 24 hours and photographed. If a pan we built leaks inside five years, we rebuild it.
Structural work, 10 years
Beams, headers, footings and framing we installed, backed by the stamped engineering in your project file.
Manufacturer warranties
Product warranties pass through to you, and we register them on your behalf where registration is required.

What the warranty does not cover
No warranty covers everything, and any company that says otherwise has not written theirs down. Here is our exclusions list in plain language.
- Normal settlement cracks in drywall and plaster after the first year
- Caulk and grout lines, which are maintenance items we will show you how to renew
- Damage from leaks, impact, misuse or work performed by others after we finish
- Client-supplied materials, which we warrant for our installation but not for the product
- Wood movement within the manufacturer's stated tolerance, including seasonal gapping in solid hardwood
- Failure caused by drainage or moisture conditions we identified in writing and were not engaged to fix

Tell us what is wrong
Email or call the office. A photograph and the room name is enough. You do not need to diagnose it.

Usually the original project manager, because they know what is behind that wall.

We fix it or explain why not
If it is covered, we schedule the repair at our cost. If it is not, we tell you why in writing and quote it fairly.

Three years on workmanship from the date of substantial completion, which is longer than the one year most contractors offer. Manufacturer warranties on products pass through to you. The warranty page lists what is covered, what is not, and how to make a claim.
Yes. Doors settle, caulk lines move and drawers need adjusting as a house comes back to normal humidity. Danielle checks in at 30 days, six months and a year, and we schedule an adjustment visit whenever you need one inside the warranty period.
You get a project file with permit cards, inspection sign-offs, the flood test photos on any shower we built, paint colors and sheens, product model numbers, and photographs of every wall before it was closed. That last one matters more than people expect when you hang a shelf five years later.
Kitchens, bathrooms and additional legal bedrooms generally recover the largest share of their cost at resale, but the recovery is never 100 percent and it varies by neighborhood. We are builders, not appraisers, so talk to a local agent before you treat a remodel as an investment.
