What we are actually solving
A whole-home renovation is a scheduling problem more than a building problem. Sixteen trades, four inspections, a lead time on windows, and one wrong sequence turns into three weeks of nobody on site. We build the schedule backwards from the finish date and hold weekly look-aheads with every trade partner.
We take on gut rehabs in Tower Grove and Benton Park, systems-and-finishes updates in Webster Groves and Kirkwood, and careful restorations where the plaster medallions and the original stair have to survive the process intact.

All questionsFor a true gut, yes, and it is cheaper that way because the crew can work full days without containment. For phased renovations we can keep you in the house and work floor by floor, which adds four to eight weeks and some cost.
The proposal is fixed price against a defined scope, with an allowance sheet for selections. Overruns come from scope changes and genuine hidden conditions, both of which get a written change order before work continues. We also recommend holding a 10 to 15 percent owner contingency on older homes.
Yes, and we would rather join during design than after drawings are finished. Early involvement lets us price alternates while they are still cheap to change.
Homes from this era often have both. We test before demolition, bring in a licensed abatement contractor when needed, and keep the documentation in your project file.
